Home Sale & Home Finding Assistance
Assisting Employees in Finding Their Next Home During Relocation
CapRelo manages the entire property side of a relocation, selling the transferee’s current home through a Buyer Value Option, Guaranteed Buyout, or Amended Value program, then helping them find the right home or rental.
Helping Transferees Find a New Home
CapRelo provides tailored home-finding and rental assistance, starting with a needs analysis. Transferees receive support through area tours and curated listings. They can also earn rewards through the CapRewards program and access customizable housing benefits via the Companion portal.
Choose the Right Home Sale Program
Each program protects the transferee and the client from tax exposure. The difference is how much price certainty the employee gets, and when.
-
Buyer Value Option (BVO)
The most common program. The employee markets the home, secures a bona fide offer from a qualified buyer, then sells to CapRelo, capturing tax protection that direct reimbursement can’t offer.
-
Guaranteed Buyout (GBO)
If no buyer emerges during the initial marketing period, CapRelo makes a guaranteed offer based on the average of two independent appraisals, removing the burden of mortgage payments and upkeep on a home already left behind.
-
Amended Value (AV)
Begins like a BVO, but a buyer’s offer amends CapRelo’s original appraised offer, pairing a price-certainty safety net with the upside of a strong market offer.
-
Home Marketing Assistance
Included at no additional cost in every program: top-performing agent selection, a written marketing strategy, pricing recommendations, and repair suggestions to maximize the final sale price.
